    Default Average price of land per acre?

    What is the going rate in your area for undeveloped rural land?

    My neighbor has a piece of land across the road from me and I want to offer to buy it from him, I think it's about 27 acres or so, with a huge swamp on the back side of it.

    I applied for another loan, so that will basically determine if I can get it or not, but am out of line to think 30K is a fair price for a chunk of woods/pasture land that size, no timber, and no service or water, just an old beat up barn. I can't afford any more than that.

    Thats a bit more than 1k an acre ... depends on the area the land is in ... get online , go to some real estate websites that deal in land and lots in your area and see what the cost is per acre for something similar ....

    There are a lot of factors that would determine value...

    Surrounding properties, frontage, mineral rights, zoning regulations. How much of the property is swamp? Protected wetland?

    Best bet would be to get some comps in the area if possible.

    Yeah, what gunner said-if you buy Wetlands, don't bother trying to do anything with it.

    As far as I know, there is none of the swamp on that piece, but you can clearly see it start a few hundred feet past the line.

    The market is kind of crazy in our area, everyone is selling hunting properties way high to flatlanders, and agricultural land and fields they basically have to give away.

    Once a few people started selling to guys from the city though everyone all of sudden thought they were sitting on a gold mine, and there is a lot of property that hasn't moved in price for years.

    Yah it's scary to see what the asking price is for some of the land out there. Be prepared for some sticker shock.

    Locally I have seen farm land go for $6000 an acre. I also know of several 100 acre pieces in the woods on the side of a mountain that are $35,000 total.

    I think its going for about $3K an acre near my folks (schoharie county).

    In the southern tier near a popular ski destination we have 8 acres of land that we could probably get 10k/acre or more for. just goes to show what different areas and situations are regarding prices.

    Good point, I'll have to swing by the county office building this week and check the tax maps.

    I live in Saratoga county and in some areas it's pretty high $30-50k. Basically the more you buy the cheaper it get's. I live on a lake with frontage. So in my case it's about $70k an acre

    Agood site I use to check real estate estimates is Zillow.com
